Transaction + build-out

EAST LANSING, Mich. — Fahey Schultz Burzych Rhodes PLC (FSBR) will establish a new office in approximately 45,000 square feet of MSU Federal Credit Union’s Headquarters 2 building at 3899 Coolidge Road in East Lansing, marking one of the most significant office lease transactions in the Greater Lansing market in recent years.

Martin Commercial Properties led the coordination of the off-market transaction, working closely with MSUFCU and FSBR to align the space, business requirements, and long-term objectives of both organizations. Martin’s Construction Services team will also lead the build-out of the new offices, with FSBR targeting a spring 2027 move-in.

The off-market transaction represents a meaningful milestone for each organization and a notable commitment to the Greater Lansing region. For FSBR, the move provides substantially more space to accommodate the firm’s continued growth and creates an opportunity to establish a workplace designed around its evolving team, clients, and future needs.

For MSUFCU, the agreement introduces a new use for space within Headquarters 2 that had previously supported the Credit Union’s internal operations. The arrangement allows MSUFCU to maximize an existing corporate asset while welcoming another prominent Greater Lansing employer to its headquarters campus.

At approximately 45,000 square feet, the lease represents a substantial block of office space and a significant commitment to a high-quality workplace at a time when large office transactions have been virtually non-existent in the region. Beyond meeting FSBR’s need for additional space, the new location reflects the firm’s investment in its people. The HQ2 building offers exceptional amenities uncommon in the market, creating a distinctive environment for employees and clients alike.

“This transaction is significant beyond its square footage. It brings together organizations with deep roots in Greater Lansing, each looking strategically at what comes next. Our role was to understand the objectives on both sides, identify the opportunity and help structure a solution that worked for everyone.”

MSU FEDERAL CREDIT UNION

“At MSUFCU, we believe communities are strengthened when organizations committed to common purposes have the resources and environment to thrive. We continually seek opportunities to work with organizations that are making a meaningful impact in the communities they serve. This space provides FSBR with a location that meets its needs today while positioning it for future growth and continued success. We are pleased to welcome FSBR to the property and look forward to building a lasting relationship that advances our shared commitment to creating positive outcomes for the people and communities we serve.”

— Jim Hunsanger, Chief Strategic Enablement Officer

FAHEY SCHULTZ BURZYCH RHODES

“Although we need more space for our 50+ employees, we didn’t just go looking for a bigger building. We went looking for room to grow without changing who we are and a place our clients and community can easily reach. Since 2008, the idea has been simple: to give clients practical advice they can trust and build a work culture where good people want to stay. This space lets us keep that promise to both.”

— Mark Burzych, President, Fahey Schultz Burzych Rhodes PLC

Martin Commercial Properties’ involvement will continue beyond the lease transaction. Its Construction Services team will manage the build-out of FSBR’s new space, providing continuity from the initial real estate strategy and transaction through construction and occupancy.

The collaboration demonstrates how existing corporate real estate can be repositioned to support business growth while creating new opportunities within the region.
