Job Summary

Martin is seeking an experienced, dynamic Senior Property Manager to join our team of professionals.  As Senior Property Manager you will be accountable for multiple portfolios and/or single building opportunities.  Responsibilities include all facets of performance and owner communication including but not limited to, operations, financial, marketing and leasing (SPOC). Oversight of vendor contract negotiation and management for snow removal, lawn care, fertilization, irrigation, etc.

Key Responsibilities

  • Coordinates all management responsibilities with administrative staff, assistant property managers, facilities manager, maintenance, leasing, and accounting.
  • Responsible for meeting departmental and company objectives and timelines.
  • Develops, recommends, implements and evaluates annual budget.
  • Directs leasing towards ownership objectives, drives results.
  • Communicates regularly with tenants, clients and internal staff.
  • Work processing – work orders, preventive maintenance work, capital work, project management, move in and move out coordination and communication, direct internal and third party to perform routine and preventive maintenance.
  • Maintains and updates preventative maintenance logs and follows up accordingly.
  • Prepares/approves lease language, lease proposal forms, lease document, communication to tenant/leasing representative.
  • Prepares monthly written report to include in month-end owner package put together in conjunction with accounting.
  • Prepares ProCalc assessment and submits with each lease proposal.
  • Handles all renewals in conjunction with Client.
  • Routes/authorizes all payments from client operating account.  Follows up on all accounts receivable.
  • Responds immediately to emergency situations (fire, evacuation, equipment failure, etc.)
  • Analyzes property management issues with ability to secure detailed proposals to coordinate work or repairs as required with vendors and maintenance staff.
  • Judgment and ability to deal with emergency situations such as sewer backups, roof leaks, etc. Ability to independently research historic site data, make recommendation founded on facts and follow through the resolution and advise management of corrective actions taken.
  • Utilizes a proactive approach when dealing with investment objectives – communicate more, provide ideas and insights to drive bottom line profitability.
  • Provides insight, advice and routes clients appropriately to other Martin service lines should the need arise.
  • Conducts site inspections at client’s operations to ensure quality assurance and efficient customer service.
  • Has in-depth knowledge of policy, procedures and business practices to achieve results.
  • All other tasks related to the assigned portfolio and company objectives. Non-standard working hours may apply.

Ideal Job Requirements

  • Bachelor’s degree
  • Five years’ related experience
  • Real Estate Salesperson License with State of Michigan
  • Intermediate skills with Microsoft Office, particularly Excel.
  • Working knowledge of Yardi software
  • Commercial designation preferred (CPM, ARM, LEED AP, ACoM)

Minimum Job Requirements

  • Bachelor’s degree (Required)
  • Seven years’ industry experience, three in a leadership/employee oversight role (Preferred)
  • Commercial designation (CPM, ARM, LEED AP, ACoM) (Preferred)

Physical Requirements

  • Those activities associated with general office work including but not limited to sitting, walking, standing, talking or hearing, for long periods of time. Using hands to write, key, handle, or feel objects, tools, or controls. Other activities include reaching, stooping, kneeling, crawling, crouching, pushing, pulling and lifting.
