Job Summary:
We’re seeking a hands-on Facilities/Maintenance Manager to support 600 E. Front Street in Traverse City. This role is responsible for property upkeep, minor repairs, landscaping, snow removal, janitorial tasks, and inspections. You’ll work closely with the Property Management team to ensure the building and grounds are well-maintained and meet company standards.

Key Responsibilities:

  • Conduct regular property inspections, including move-in/move-out assessments.
  • Perform general repairs (minor plumbing, electrical, carpentry) and coordinate outside vendors serviceing the property.
  • Maintain grounds and curb appeal, including mowing, landscaping, and debris removal.
  • Provide janitorial services for common areas such as restrooms, hallways, and entryways.
  • Monitor and maintain building automation, fire safety, and mechanical systems.
  • Complete work orders and preventative maintenance logs using Yardi software.
  • Remove snow and ice from sidewalks and entrances; apply and clean up salt as needed.
  • Communicate regularly with the Property Management team and respond promptly to tenant requests.
  • Be available for emergencies and urgent maintenance needs outside business hours.
  • Operate and maintain grounds and lawn equipment.
  • Report any unusual circumstances to Property Manager (such as sinkholes, light outages, abandoned vehicles, broken windows, damaged doors, etc.).
  • Report all concerns related to contracted services (such as lawn maintenance, fertilization, snow removal, etc.).
  • Provide excellent customer service to tenants, vendors, employees and property owners.

Physical & Equipment Requirements:

  • Operate lawn mowers, leaf blowers, snow blowers, and basic hand tools.
  • Lift and carry up to 50 lbs. (e.g., salt bags, trash, construction materials).
  • Perform seasonal maintenance, including snow removal and irrigation monitoring.
  • Report property concerns (e.g., lighting issues, damage, contracted service performance).

Qualifications:

  • 2-3 years of facilities/maintenance experience.
  • High school diploma or equivalent.
  • Valid driver’s license, reliable work vehicle, and current insurance.
  • Intermediate computing skills; Yardi experience preferred.
